The SBMHOA ARC Committee is comprised of the ARC Chairperson and volunteer ARC members (who’s names must be on the recorded Deed of the Summer Brook of Melbourne property). The primary responsibility of the ARC Committee is to review submitted ARC requests concerning ALL EXTERIOR alterations (except Landscape changes) for completeness of required information and to ensure the requested exterior changes comply with the provisions of the Covenants & Restrictions and any associated ARC Rules and Regulations as set forth by the Board-of-Directors. The Board-of-Directors also review the ARC request and evaluate ARC Committee inputs. This ensures the external aesthetics, quality and harmony of Summer Brook are maintained which will then maintain or increase property value. Examples of ARC request submissions are required for (NOT an inclusive list): Painting of house Body, Trim or Accent areas (even if same color); painting/staining of cement areas such as Driveway, Walk-up sidewalk, City sidewalk; house additions or removal; new roof; gutters; fence installation; swimming pools; install pavers on listed cement areas; new windows; new exterior doors (or painting/staining of exterior doors); installation of window/door storm protection; install Shed; install yard Flag Pole; solar panels; satellite dish; decorative window shutters and various other visibly evident alterations. To be safe…..submit an ARC !!

The more data & information you include with the ARC Application the quicker and smoother the review and subsequent approval process will occur precluding the ARC Committee members from delaying the process by having to ask for answers to their questions.  Where possible, such as for roofs, windows, doors, gutters, pavers and others attach photo/scans (or mail in) copies of brochures showing color, style, design. For fences, sheds, solar panels, satellite dishes and other physical items also include brochure data but also a diagram showing proposed installation location.

"Per State Statute Chapter 720, the Board of Directors had to follow a prescribed process to formalize the EXTERNAL ARCHITECTURAL ALTERATION RULES, FAQs and GUIDELINES that ALL homeowners must adhere to in order to help ensure the ongoing uniformity and preservation of home values within our Summer Brook subdivision. Per Chapter 720, the Board of Directors were required to sign (4) affidavits attesting that the various processes were followed with the fourth affidavit (RESOLUTION OF THE BOARD OF DIRECTORS) advising that the "Rules and Guidelines" were voted upon and approved by the Board at a designated Board meeting.  The affidavits can be viewed via the following link."    Click here to read the affidavits
